Guest wanting to book more rooms than I have listed on Airbnb

I have 5 rooms however only 3 are listed on Airbnb

I have a guest wanting to book all 5 rooms and I want to make sure Airbnb gets their cut.

Without listing all 5 on Airbnb what is the best way to do it?

You could make them a special offer.  If your guests a reservation request there is a special offer button.
