How should the guest book the room for 1 year and pay monthly ?

There is no system for this right now on airbnb. The guest pays up front, and then airbnb pays out one month at a time. The best way to do this would be to open up a month at a time for the guest to book.
However, I wouldn't recommend this. There is no guarantee that the guest will keep booking (and paying), so you might lose out. Perhaps a compromise? Maybe the guest can book (and pay) three months at a time? That would give you more security.
Also, be careful regarding tenant rights. Sometimes after 28 days, tenant rights kick in, and then it can be hard to evict if you need to.
Yes, @Hilary-And-Ed0 give a very good warning. Here in San Francisco, once someone is in your space for 28 days, they have occupancy rights. I would not consider a guest staying for this long because of this. Not all places have this, but it's best to know the law in your area.
I live in New York and I do not allow anyone to stay longer than 21 days to be on the safe side. As others have said, once they stay 28+ days they legally become a tenant and you are not allowed to refuse them entrance into the home REGARDLESS if they paid. You must evict them.
If you are going to do it anyway, I recommend getting them to sign a lease.
Ive been renting for over 18yrs... Do not do this... Have them sign a lease and put down one months security deposit. After 29 days a renter cannot be kicked out they have to be evicted. Many people will backdoor their way into the system and scrw you over.
Many AirBnb hosts are new to property management and dont understand these risks.
If you're going to book for an entire year, why not just havw an actual lease and not use a platform like Airbnb?
