Guests that verbally request an extra nights stay after arrival.

Please could the community of hosts advise me on the best method to charge for extra nights stay AFTER THE ARRIVAL of guests? I am quite happy with how to charge guests prior to arrival but we have already had three guests this year request extra nights stay after arrival. I know about the request money button but at which point does a host know the money has been payed? MY concern is that I might be put in a position where a guest stays an extra night then fails to pay the extra charges. At present we are requesting payment direct from the guest but i would use the bnb system if I was sure that it was fool proof!!!

Had one last week, I just amended the booking in AirBNB, said they would get a message asking them to confirm it and as soon as they did so they could stay the extra night. All went through fine.

@Niel3 Thanks for that, does that confirmation mean that the extra money is safely transfered into the bnb bank account?

It was with me. AirBNB hadnt processed the payment to me as the guests asked for an extension shortly after arriving but the next day when I receive the notification of payment the amount was for the 2 nights they stayed, not just the one original night.

 

As an aside, I previously had a guest book for 3 nights but only stayed 2. I had been paid by AirBNB by that time. I reduced the booking to 2 nights and the guest got her refund which was deducted by AirBNB from my next payment transfer, it all seems to work pretty well.

Hi @Shaun69.

 

Like @Niel3, I have had no problem with this process. This can occur even after a guest is in residence, but must occur before their check out date.

Either the guest or yourself can initiate a change of reservation.

In this case, for you, a change of dates. I always  do it for the guest because it is usually quicker.

 

I also do this if they have not listed the correct number of guests at the time  of the booking.

Process 

Go to the booking details and then:

- Click on change reservation

- click on change of dates.  Or

- click on change of price... etc whatever is the change required.

- save your new dates, or price then send to guest to approve.

- I usually screen shot the change before I send it, as it will not automatically appear, until the guest has accepted the change.

( I have also used this process when adding a half day fee for an early check i in or check out... but I ensure. One else can back to back 5e dates during the vulnerable period of alteration and guest acceptance. 🙂

 

Monies 

- all monies are handled through Airbnb. If done before the guest arrives, the increased amount monies comes  through on the second day of the guests booking, as per normal, but with any increased amount.

 - if payment has been received, and alteration is occurring whilst guest is in situ, the difference will be forwarded vis your method of payment usually not long after.

 

Comunication on Airbnb message site

* I always send the guest an Airbnb message stating I can make the changes and what they will be.

Then another message following the reservation change, stating they need to accept it for the process to be applied.

Never had any problems.

@Shaun69  I do the same as @Cathie19 with no problems. Just as an FYI you should never except cash payments from a change to an AirBnB listing your rental could be delisted for this as it's against the TOS you agreed to. All payments MUST go through AirBnB.
