Hi Guys!! I need urgent advice for my airbnb listing.

I have my listing in New York and i just got a voilation from the state stating that my listing has to be off by Feb 11 2019, that is in a couple of days due to complaints of neighboors because we once had a guest that made a lot of noise and came with a huge group of over 100 ppl into my house that can host up to 14 ppl. and made a new year party...they made such a commotion in the area that since then neighbors started complaing about the house...Now, i just got this voilation and i have no clue how to proccedd!! Was anyone ever in a similar situation or knows how to go about such a situation?? I would really appreciate if someone can suggest something!! Thanks a lot and have a great day 🙂

@FiveStar1  The neighbours have probably been looking for an excuse to report your business and now they have a perfect one.  airbnb is unpopular in many neighbourhoods.

I do not know what legal measures you have concerning this issue, but normally contesting the decision would be the first step, giving you perhaps another couple of weeks to sort things out.

It seems that some hosts, @FiveStar1, are perfect and couldn't have possibly been caught out by a situation like yours. With smart answers sugesting CCTV is the answer, one presumes these hosts have their feeds on all the time, and don't leave the house, let alone go to the cinema, take a flight, or do anything that might involve a loss of Wi-Fi and the ability to monitor who's coming in their front doors. 

You had some really bad luck, and I'm sorry for that. But this wasn't your fault.

Good luck with trying to salvage the situation as best you can.

@Gordon0 are you telling me you woudn't vet bookings for New Year's  Eve more carefully than you would normally, particularly a one night booking from a young guy for a whole listing? Would that not have raised any red flags with you?

 

As you know @Gordon0 CCTV systems link up to your phone,  so your comments about hosts not being able to leave the house, in order to monitor it,  are a little far fetched.

 

And if I was letting out my place on New Year's (I don't)  then absolutely if I had a listing that I didn't live at, i would be monitoring on and off during the evening to make sure my guests weren't indulging in anti-social behaviour or starting up a party.

 

If we put systems in place to monitor to vet our guests carefully and for anti-social behaviour at the listing and a guest still parties, then you are right it is bad luck. But that wasn't the case here.

@Helen3, un-empathetic responses to fellow hosts aren't helpful and I'm not entirely sure why you felt the need to chirp in just to berate @FiveStar1, calling her "irresponsible", despite not knowing the facts. 


CCTV isn't the answer to everthing, you'll be aware there are times when you won't be able to see it, like when you don't have a signal, or when you're getting on with life and don't have the time to spend every waking hour glued to your feed.

We need to be cautious, yes, but slippery people will get through once in a while.
