Real examples would be very helpful. And how do your guests react, what are they writing back to justify themselves or humiliate hosts?
Folder for instructions to all electric devices in the house. But no one reads = no one uses in my case. Especially the coffee machine
I'm usually laissez faire about hosting.
Extra guests, Late checkout, super dirty stains and disrespect are the only things I usually downgrade for.
However last week, I got guests that rubbed me the wrong way.
They complained about my "itchy" sheets. I did supply them another set, even though the sheets were 100% comfortable cotton. While I said nice things about them , I did say

@Paul154 I had the couple like that in a long term rent that came to view the apartment. She asked for extra expensive filters for water. Because she felt itchy in her back living in her current apartment. Then i saw her boyfriend. He was 2 heads smaller than her. Not tall at all. But attractive. And then i understood the question is not in filters. I rejected to place them.
I have given a low review, Basically for not reading the guide to help maneuver the room, bring people to send the night and trying to get them off before I get up, my security system alerts me of motion and takes pictures. Number 2 using my address to transact business. I.e selling a car, sending strangers to my home without asking my permission. SMOKING on my property at the curb or across my street and leaving the butts behind. I saw them on the camera when I did my security check. They smoked aleast a pak and 1/2 day I had to defunkthe room when they left re clean all day extra linen. I requested they pick up the butts and put them in the garage can outside, they brought in a about 3 cups and put it in the kitchen trash, so the whole common right had to be defunked. They’re smoking cause them To go out the door every 20/ 30 minutes in the winter they wore flip flops in but then wore them outside and tracked the floors up so for their 9 day stay it was a lot of work. They came back from nights out “drunk” and woke me up 5/6 times at 3-4 am and called me because they had forgotten their key and was drunk. I got a good review because I didn’t break the rules, lesson learned ABNB my home is a SMOKE FREE AREA even in your car, or across the street. I have a respiratory problem and smoking irritates it, so I learned a valuable lesson ABNB for me if they smoke, dip or chew and consume alcohol to get drunk and then have to get a ride home. Please have them read my listing before they book. No means NO
. I have had a guest not read the guide and opened my windows and left them open. My security system lets you know when that happens at first l called the security company because it was winter and I just knew a mature person would not do that it was opened and no I was at home. My home was left unsured, I did contact them and they said they thought they closed it after they FOUND the 2 fans in the closet they are highlighted in the guide. My untility bill went up tremendously because this went on for 6 days, I don’t go in much guest until unless it’s necessary. I have off limit areas in my home they went in them because after they left they wanted to know if I wanted to rent the FUTON in my other room and I wanted it and the room that room was not listed. They took a complete set of plush towels and said they would return them never go them back however I got a good review I obeyed the rules
@Olga464 . Hi I’m Yvonna (cohost). Well Thomas and I had to clean for 6 hours between the 2 of us when the absolute most time it has taken any other time was 2 hours. The guests were that dirty. They overbooked and also listed children as infants. Sticky walls, floors, furniture and fixtures. Actual pieces of food everywhere. We had to do a top to bottom cleaning and the apartment stunk so bad from them cooking curry. We had guests coming the next day. Also they had let the children run and scream until 1 am here above our heads after I had asked them nicely not to do that again. Low star ratings. Honest review and thumbs down. They did not review or respond to our review. Treating my home like a dump and me like a servant will get you a bad review. Minor things are graciously overlooked for those that are otherwise nice. Hey I once got a $5 cleaning tip from someone I suspect was a current or former housekeeper and she left our place spotless. I believe I actually cried tears of joy!!!
@Thomas1033 and Yvonna. Working with kids in rent is the hardest job ever. Then go animals, drug addicts and alchoholics.
I had 2 english girls who poured red wine all over my bed and couch, left a broken glass of red wine under couch which was attracting cockroaches, and then strategically placed pillows over the stains as if I wasn't going to notice. Clearly this was disrespectful, but it got worse - I only charged them an extra $100 for my troubles and they had the audacity to deny it... it went through mediation, airBnB ruled in my favour... so then THEY wrote ME a bad review first! (Initially I didn't write them a review because the case was in mediation). Then when I replied to their bad review with my side of the story, including how AirBnB has finally ruled in my favour, AirBnB replied to me that my review breached their terms and conditions, because aparently I can't disclose info about a mediated case in my review! The lesson here for me was that the whole reviews system is quite broken anyway, and it just needs to be approached with caution, like anything in life I guess.
@Olga0, I’ll write negative review only in exceptional situations as going through my personal things, showing no respect for me and my rules, being rude. But apart from having really bad guests I’m very frustrated with hypocrisy of some. They are smiling, saying everything is great and in their review and private comments I find idiotic complains. I really feel bad about my good reviews for them:(
A thing I've learned the past 4 years. When a potential guest ask's a lot of questions prior to their arrival expect them to complain about something on their review.
I drop a star for infraction of house rules. e.g. turning up outside of check in time with no communication. Also for demanding things unreasonably (can I bring an unspecified number of people from a campsite to take a shower...) and then getting visibly angry when told no.
I have given thumbs down, and I have blocked people so I never have to host them again (person who gave 1* for location because she came without the directions, a map, a phone or satnav and then had trouble finding us).
