How to deal with an accident...?

I recently rented my apartment to someone who spoke English but not well and we struggled a little communicate. I tried to be very thorough and hand wrote instructions, emailed and verbally explained what the deal was with locking the door. Alas, something was lost in translation and my guest locked himself out. I was away and fast asleep when they called (multiple times) to say they were locked out, they attempted to resolve the situation by calling 911 and asking for a locksmith but with little resources and my unavailability to assist they "broke in". I am not upset about this...c'est la vie as I told them... But my door is no longer in good working order and eventually I will have to take this issue up with my landlord or pay a locksmith to remedy the situation - I am trying to resolve this with as little conflict as possible...where does the responsibility lie financially?

I would definitely file a claim against your deposit (remember you only have 48 hours to do so) since they didn't follow your instructions and broke the door.

If you have a landlord you need his/her permission to use your apartment for Air BnB as you are effectively sub-letting. This could affect your rental contract and insurance rights. You could be in serious trouble if anything happens to the guests.

 

If I were you I would repair the door at my own cost and then contact the landlord to ask if this is ok.
