Don't want to be away during demand times.

@Bayan0

The tourist office will be able to give you a hint on that one.

What a great idea! Living in America I get rusty about doing that.

Hi @Bayan0,

I think @Marit-Anne0's suggestion of checking with your local tourism board is a fantastic idea!

For more customized information about the high and low booking times for your specific airbnb, I'd suggest tracking your income and expenses at least on a monthly basis with accounting software.  In the beginning, you can generate a report every month that shows your net income and compare it to the previous months to get a sense of whether bookings are trending up or down.  But by the end of a year you'll have this amazing, personalized picture of your income that shows you specifically which months were your most popular and profitable.  With that information you'll be able to make informed predictions about when the best times for you to travel will be.

I think it has a lot to do with where you are. Where I am, the slow season is Jan and Sept. With that said, I get to finally go on a vacation myself. hooray!!

I live in a University city in Oregon. Thanks for your advice, Kenneth

Grand idea. Thank you. I guess I was looking for the quick fix, instead of having to wait the year out. Patience is better.

The event calendars of your local attractions might help reveal some other good times to make sure you're available.

The cost of maintaining your books regularly will payoff a lot sooner than you think !  Along with identifying your peak booking season for next year, within a few months you'll have great information available to make sure that your listing remains profitable.  Please feel free to contact me if you'd like any support in setting things up or keeping them running.

Hmm... summer and college football season should be your bread & butter. So maybe Jan (when college football ends) to May (when the weather starts to turn nice again)?

Thanks for your advice. Football season is indeed over by January, here in Eugene OR, but then comes track!

@Bayan0, I am also a Local Eugene host, and have been doing it for two years. As I'm sure you've discovered, winter is the slow time. Mine slows way down in November and doesn't pick up again until March.

However, you can still travel, even in the busy season by using a co-host! I have done this exchange with a friend of mine this past year, and it's really effective!  I'm listed as a co-host in Eugene... Please let me know if you ever plan to travel or need help hosting your place! https://www.airbnb.com/co-hosting/profile/16881771
