If overall rating goes below 4.0/5 - account will be suspended

all those that have been shifted to the 'new' airbnb platform are being warned that airbnb expects an overall rating of at least 4.5/5 from your guests (4.8/5 to be a superhost). It is warning, that if your rating goes below 4.0/5 you are risking to have your account suspended.

 

I dont have problems having an average of 4.5/5 but I believe that this is a little bit too high

i agree but there's little we can do about it. pick your guests wisely, if you have IB, require positive reviews from other hosts, that way you'll hopefully get 'seasoned' guests who know airbnb, know how to read a listing and don't have unrealistic expectations. then all you can do is to be the best host you can be, be honest, fair and accurate in your description, don't be the cheapest place in town. that's my two cents, it's worked pretty well for me, hopefully for you too, good luck!
