Is is possible to have one guest checkout on the same day that a different check checks in?

For example, "John" schedules a reservation from Monday the 1st to Friday the 5th. He is leaving Friday morning. "Jane" wants to check in on Friday the 5th. So on my calendar it shows John has book Friday so Jane can't book for Friday, even though the space is technically available as John is checking out. Anyone know how this might work? How I can allow 2 bookings on the same day basically?

In your Price Settings you will see an Avialability Settings tab. There you can say that you don't need a gap between guests.

I have mine check out by 11 am and new ones check in after 5pm, it is unusal for people to leave that late and I am flexible on arrivals if the room is ready and I am here.

Most of my booking are back to back, some people like time before bookings.

It happens with us all the time. We call it a "hot turnaround:" Old Guest leaves before 11am check-out, and new Guest arrives after 3pm. Between 11 and 3, we clean.
