Legal in Washington State

In the State of Washington, the use of cannabis is legal as a recreational drug.  We are new hosts, and although we don't use cannabis, we honestly don't care about this law.  To each their own right?  However, we do care a great deal about it being used in our home or on our residential property.  WE CANNOT have any of that in or around our home.  I have placed this in my house rules, specifying very clearly it is not allowed.  It is a huge growing tourist industry trend in our state for people to come and buy cannabis.  If it is in someones possession, I don't care, don't need or want to know.  I just must make sure it is not consumed in anyway on or around my property.  My husband and I are both in line of work that would jepordize our employment. If even a trace of that was detected in our blood.  We also don't drink.  I don't care if the guests choose to have a drink, again, to each their own.  However, cannabis maybe legal but is still technically illegal in this nation and part of drug screens.  How do I safegaurd againist my guests using it on my property?

Sounds like you have done all you can do at this point.

Include it in your rules, and re-iterate the policy when the guest checks in.

 

Just know this, I have had guests break every rule we have. Someone somewhere at some time will break this rule.

I actually charge extra fees or a deposit and notice the fee will be applied if they break the rule.
It's very hard to control the guests within the rules. But, charging extra fees could tone down a little ppl's behaivors in efficient ways. It's sad but I think it's reality. 😞
FYI, guests might not understand the purpose of extra fees and mention about it.

I'm in Colorado and I can assure you, if guests use Cannabis on your property it will not show up in your blood work. How would that even be possible??

Hi Melinda,

 

If you permit alcohol consumption, will you also permit cannabis edibles, tinctures and topicals?  Are you flatly against everything cannabis or is it the smoking that bothers you?

 

This matters for the language you'll use in your listing regarding cannabis consumption.  Rather than using the word "smoking", you may prefer the word "consumption" followed by a list of what your definition of consumption is.

 

Be transparent with your guests on why you're not cannabis friendly inside your home or on your property.  State this near the top of your listing so potential guests will see this rule immediately.  Cannabis consumers do not wish to book a non-cannabis friendly home.

 

Here's a sample of how to politely phrase it while clearly stating your boundaries:

 

"We're not a cannabis friendly accomodation.  Although cannabis is recreationally legal in the state of Washington, it's not federally legal in the United States.  Our employers abide by federal cannabis regulations which means we do to.   Kindly do not consume cannabis inside our home or on our property - this includes smoking dry flower, dabbing, vaping oil cartridges, edibles, tinctures and topicals."

 

Education is key, your guests consuming cannabis on your property when you're absent will not show up in your blood work.

OK, I am actually allergic to cannabis, having tried it once, but I'm going to give you my 2 cents. What actually bothers you?

 

You won't get any of the thing in your blood if someone smokes at your house. 

 

In your shoes I'd be more concerned about the smell permeating the walls and furniture, curtains etc. It's a nasty smell. But in this respect it's not different that cigarettes. Why don;t you let them smoke on the patio or balcony or something? This way they'll be happy, could smoke and have a drink and you could keep the house clean..

The Airbnb demographic and those that use canabis / edibles at least in Seattle strongly overlap. That said, the smell is overpowering even if they vape etc in the garden. I also believe it is not legal in public spaces or hotels which may help give guests some context when you say no.
