Listing apartment for 30 days in Japan

The new minpaku law in Japan requires all host to present either 1) a minpaku registration number, 2) hotel or other business licenses.

 

But why is Airbnb not allowing hosts to list their apartment to rent to guests for 30 days or more?

By law, any rental that is leased to a person for 30 days or more is not considered a minpaku, a 'tourist property" and as such does not require licensing because it is considered a long term lease.

 

This is common practice with numerous companies offering "monthly mansions". Both local lawyers and judicial scriveners, can confirm that 30 day rental does not require licensing because this is considered a "normal lease".

 

Look at all these local websites that allow "monthly mansions". Why is Airbnb so incompetent, and willing to shoot themselves in the foot, when they had
1) 1 year to read the laws in Japan to understand that the minpaku law is a purge on the sharing economy as opposed to liberalisation of the sharing economy?

"Airbnb executive 'puzzled' by Japan's demand to cancel bookings"  - "We are puzzled and disagree with the decision of the Japanese government," said Chris Lehane, head of global policy and public affairs at the company, pointing out that the decision is inconsistent with Japan's goal to attract 60 million foreign tourists by 2030.

 

2) Prepare, or understand the consequences of this minpaku regulation?

 

3) Now so conservative that everyone listing on Airbnb must have a license, even if some hosts wish to only rent out at 30 days or more, and by law does not require registering?

 

Look at all these monthly rental operators that have been in Japan's market much longer than Airbnb. Is Airbnb suggesting that everyone is breaking the law? Or that Airbnb is incompetent?

 

Yasuyuki Tanabe, Head of Airbnb Japan,  is grossly incompetent for letting this debacle of June 2018 happen. 

Under any normal business, heads should have fallen.

What is the procedure for listing 30 day leases? We have just gone over our 180 day limit.

Will be very appreciative if someone can let us know.
