My listing in a search is much higher than price I set

My listing recently has appeared with a much higher price than I actually set (which I feel would discourage potential guests from choosing to explore my listing ). This price problem occurs in the search properties for .....location. I am waiting for an answer from Airbnb (10 Days). Is this happening to anyone else?

I am having the same problem...my listing is BRL150 just had a request for 5 nights...so should be BRL750 the guest has told me that when he tries to book, he is being asked to pay BRL1,300???? What??? my listing and calendar prices are BRL150 per night, however I see that in the 'potential earnings' bit it is showing BRL 200 per night and now has just gone up to BRL 220 per night - my smart pricing is off...I don't know what to do? any suggestions would be appreciated. thank you

I had the same problem too, my fixed price was 65, but then on my listing it was always changing, one time it was 70, then 85.

So I tried to figure it out and I noticed that the more guests I included (when I simulated a reservation for my place), the higher was the price. For instance, if I inserted just 1 person, it would be 65, but if I inserted 2 people, it would raise to 70. And if I put 5 people (maximum of my place), it would raise to 85! So I noticed that everytime I added a person, it would add 5euros to the fixed price. And I remembered that that was my extra host fee (in my listing definitions). An additional 5 euros  for over 1 person.

Then I decided to change  my definitions, and instead of over 1 person, I put 5 people (the maximum of my place). I then made the test and simulated a reservation for my place once more, and the price at last kept the same, no matter how many people I inserted (of course only up to 5 people). 

So see if that is also your case, and instead of putting over 1 person, change it to the number of people that your place hosts and then simulate a reservation and watch if it stays the same, or if it still keeps on changing.

Rrrrr....Same issue and learning here it has been happening for two years already. Who will pay for this? Havent got bookings for long time either, no wonder. Checked others's listings, some are doing the same, some not, but mine is showing 100aud more!

I had the same problem. Here is how to solve it.

 

Go to "Pricing"

 

Click "Extra Charges"

 

Add a weekend price. Since my weekend price is the price that I want to appear on my listing, it worked for me.

I found a fix to this problem! 🙂

That is, if it's the same problem as the one I had: I had set my base nightly price to $16, and had set NO extra cost for more guests, NO special prices for weekends/holidays, NO cleaning fee, NO smart pricing. So really nothing extra. Still, when I previewed my listing and tried booking, the nightly price was increased to $19 (plus the regular service fee from Airbnb).

Reading through the posts on this website, I found an idea for a different problem, but it actually fixed this problem too! Under Pricing, under Weekend Pricing, I put in $16 (even though my set price was already $16, and I had not selected any special weekend pricing, so really it should have set $16 for the weekend too!). Anyway this worked! Now when I try booking, it is giving a correct pricing of $16 per night.

I would like to add my thoughts as a guest and future host.  This problem seems to exist within some localities and not others which raises concerns regarding any explanation that this is a technical issue.  I have travelled through New Zealand and never once found this problem.  Now booking in England, it is prolific. 

Airbnb's explanation to guests is that the variation is "caused by owners" changing seasonal prices and weekend prices  This, of course, would make sense, except that I then put in dates for high, shoulder and low season on week days and the significantly increased booking prices never changed.  Airbnb could not explain it after that.  The most recent room we were about to book was showing $138 a night but going to the booking page the price was $285 per night (every night of the year according to the calendar).  The cleaning fee for the small area was $100.00 and the fee was $85.00.  I contacted the owner who could also not explain the huge variation, but he came up with an entirely different price (halfway between the listing price and the booking price).   

Airbnb's inability to fix this problem for the sake of hosts and guests would be laughable if it were not undermining the relationship between hosts and guests.  This problem, according to internet forums etc., has existed for over 3 years and continues today for some hosts and guests (but not all!).  Perhaps Ralph works for Airbnb and he really did break the internet.

 With challenges coming from powerful corners who are likely to join forces, Airbnb should be pulling out all stops out to ensure that hosts and guests are supported, that all dealings are transparent and that all concerns are addressed and fixed.  Other similar platforms are being developed and will soon emerge as happens within the hospitality industry.  It will be a healthy thing for Airbnb to have some serious competition as then they will need to fix these problems to keep clients.  Thanks for allowing me to have this long rant!

I've been having this problem, on and off, for years. Reported it to Airbnb countless times, got a couple of ludicrous explanations from the two CX agents who could even be bothered to attempt an excuse, but more often than not, they just insisted that everything looked perfectly fine from their side, and tried to convince me that I must be imagining it/making it up/crazy.

 

Just recently though, Airbnb introduced a nifty little feature whereby hosts can now see what the guest will pay, on whatever price we set. So earlier today, I was updating my calendar in the vain hope of getting a booking - a rare occurrence these days, I've had 4 bookings since August between my two listings. I set my price at €200 and hey presto - the system tells me my guest will be asked to pay €521 on my €200 rate. Way to go, Airbnb!!

I have a room listed for $125 and the listing says it costs $471(!)  I tried all the solutions listed here (turning off smart pricing, putting in a weekend rate that matches the regular rate, etc.) but no change. 

 

Somehow I've been getting bookings, but I have no idea when this started; my guess is it will be a firewall against bookings unless this is fixed.  Airbnb also seems to have a firewall that prevents any communication or solutions to problems.  What's the deal?

This is a very strange situation. I like many of us searched our area as a guest. A few days later I receive an e mail from Airbnb showing me some rooms I may be interested in. My home is listed as 10€ more than usual per night and another listing in the area that is usually 10€ per night more expensive than mine is listed as 10€ cheaper than mine. Strange thing on my host calendar and on the calendar the guests see on the app the price is correct. 

Queried it and got responses that don’t make sense so have asked them to escalate my concerns to a manager. 

Incredibly odd.

Hi,

I listed a master bedroom in my home for 75, but when I searched for it myself the price per night was 199!!!! I have no idea what is going on. Of course I will never be able to rent it out. Anybody understands why the price I see is more than double my asking price?

Did you check your prices set in calender? Because the calender prices overwrite the prices set in your pricing of your listing.

I've noticed  the prices changing for the same location after I set different price limits. Shows who's really controlling the prices, &  if they keep it up they'll ALL be doing federal time the same way Bill Mastro did when he was caught "fixing the prices" ( by inflating them) at his own auctions.

Airbnb seems to be manipulating everyone's accommodations to their advantage, the way Las Vegas hotels did by not disclosing all the additional "real true" prices (aka "Resort fees) until you were committed and booked. It's called the ol' bait 'n switch. 

The weekend Airbnb prices in Las Vegas have gone up so much that I ended up staying/paying at a crappy  LV Casino with no micro, or mini fridge. 

The end result is we won't stay as long, and will just look for other websites.
