New listing - no views

Hello everybody, 

 

Two weeks ago we opened our new listing on a very attractive location (https://www.airbnb.com/rooms/23728507?s=51). I worked on it since August 2017. It's actually an old family house I renewed entirely solely for the purpose of Airbnb rentals. Everything in it is authentic, a lot of restauration work, looking for the right design and functional sollutions. Still, since the publishing of the listing there are only 45 (sic!) views. Our other two listings, which are, to be sincere, far less attractive (https://www.airbnb.com/rooms/17280653?s=51, https://www.airbnb.com/rooms/14854790?s=51), have much more views. I understand this is a new listing, but after some research from another computer I discovered that this listing is actually on the very bottom of Airbnb Search. It's simply very difficult to find, stuck among dozens of inactive listings (most of them were crated the last summer during a football championship hype, when many people thought they will make easy money in 2-3 days). 

 

Do you have any ideas and suggestions what could we do to get more views for our listing? The main suggestion given by the Airbnb support was to lower the price to their recommended price. But their recommended price is 8 EUR (equal to 10 $), which is pure nonsense! Are there other ways to cope with the poor searchability problem? What do you think about Facebook advertizing? Other experiences?

You can indeed promote the listing on social media. using the direct link or even the homepage:

(maybe change ".com" to your local airbnb site)

Tip: upload a cover photo to the homepage.

You have a temporary discount now of 20% on the listing for first 3 bookers.

No need to lower the price, may increase it ! (Airbnb price tips is nonsense anyway)

I suggest to increase the deposit (what can be repaired for 84 Euro ? )

AB algorithm uses things like IB, number of reviews, number of pictures, price, amenities provided... to rank the listings. Lots of hosts are complaining that their listing is pushed down if they have IB turned off but I think you have it on. Your price seems also very good (I'm not faimilar with the area but it seems pretty cheap to me). You can try changing the title or the featured picture. I was surprised once I changed our first picture and guest might have liked it more becasue # views signifincantly increased. You have no reviews yet so that might make guests hesitant to book.

 

Promoting it in social media also helps ranking better. Hopefully you get a first booking soon so AB algorithm will also rank you better. Also note that the ranking is different for each guest depending the filters they use (number of guests, amenities, price range, etc).
