Payouts for more than 28 day rentals

People are unfriendly for booking more than 28 days for the refund policy.

Usually we use Moderate policy but in the first attemp for booking 1 month we found this trouble.

No refund possible for more than 28 days, it's a general rule.

I thinked in accept a book for 27 days and block the next days. Guest will modify when he arrive the city and we unblock the days until the 30 days that he need.

¿ what do you think about this solution?

There are some disadvantages if you do so:

- Monthly discount will not apply on initial booking

- Airbnb Guest Service fee is significant lower percentage for stays of 28 days and more (so guest will pay too much on initially booking)

- changing a reservation from short term to long term will not calculate the new price properly (It is known bug)

 

If guest has to cancel a long term stay, you can allways refund manually, if desired.

 

Just let guest book what they need and follow Airbnb rules !

Ok thank. ¿IF I  refund him what happen with the fees of airbnb ?

I think that I will discount it from the refund.

Possibly I will lost the 1 month book finally but I agree you...it's better that guest choose his options.
