Pricing on Map View. Recent change?

I always used Map view, because it was a great way to compare offerings against each other.

I believe they had combined the cleaning fee + listing price so that I could compare apples to apples.

It was a great tool to find daily rates and choose accordingly.

Now today, I see that offerings in map view are only  comparing LIST PRICES.

Grrr... In map view, I now seem more expensive to others who charge a high cleaning fee. Only by looking at the small print in the individual listing can you see that I am more ecomical.

Is this a recent change or have I always operated under the wrong assumption?

No problem really, I'll just lower my rate and charge a higher cleaning fee...

I tried tweeting The Overlord Chesky himself but apparently that is just a cover for airbnbhelp to then deny that anything changed. 

 

You would think that somewhere in the $$ data science of Airbnb would see a massive increase in random search and a drop in web bookings through frustration...

@Lilly28 As regards your lack of bookings - has there been a marked increase in the number of "professional management companies" in your region over the past 6-12 months, by any chance?

 

It's not always easy to ascertain this at first glance, because a great number of the commercial entities with multiple listings don't actually list under a single company profile, but under many linked individual "host" profiles. Often, the only way to trace them back is to click on the host profile, see how many listings they have, then click on each listing. With PMCs, many of the listings will have a different host profile, and you can keep on tracing through them. Also, the reviews will tell a lot of tales. Painstaking research, for sure, but the only way - at the moment - to get a true picture of the rental spread and where all the bookings are going in your city,

If your daily base price is high and cleaning fee low (which is what I had) then you will get zero booking. Nada.

 

The guests look at the search price and think, hmm, let's try $50. 300 results appear since none include cleaning fee now. Guest either reduces price further or gives up 🙂

Just gleaning from the message board here, it sounds like a LOT of long time experienced hosts are struggling with upcoming bookings. Even given the low season, it is unusual for it to drop off in such a manner in my experience. I dropped the price, increased the cleaning fee, and within 2 days had 2 new bookings, when I hadn't had a single new booking in over a month at my previous pricing model.

 

Whatever their algorithm and whatever may be "off", communication wise or whatever for Airbnb, nothing will send proven hosts running for the hills like a dead business model and driving off a cliff of bookings.

If you work in academia, may I suggest www.sabbaticalhomes.com. I do not work for them, know them,  and do not get any commission whatsoever, but it's a good place to list your home for medium term rental.

I tried to do a booking today (as guest), not having a map anywhere for a search was not ideal but then worst of all the ability to book is entirely broken. 

Once I get to payment screen nothing will go thru. I tried 3 different cards & PayPal. Nothing. Abb CS has no idea “we’ll escalate”. 

 

Abb if you cant let people search well & you can’t process payment, what can you do????
