I hosted for the first time, and the guest was also a first time AirBnB user. During her stay something completley unexpected happened in my house and I offered her a refund of half off to compensate. After I returned home, I discovered from 2 different neighbors that they broke a few of our rules: namely smoking in the house (or at least on the back deck with the door wide open), having guests over late at night when we said no parties, and also they had an additional adult stay at the house each night, which should have increased the fee. (She was also extremely rude to the neighbors and woke them up with a really loud arguement at 6 in the morning, but that is not technically against the rules, just bad behavior.)
I still want to offer her a refund, only less the amount the extra guest would have cost. Am I wrong to recind part of the refund?

Not at all. Make sure you explain on the Airbnb message thread the reason why your are rescinding on your refund offer due to reports and complaints from neighbors (best have proof of this as in a signed statement to submit to Airbnb) and that you are deducting for ex.
x nights for an extra person staying
as well as x amount for not social behaviour
leaving x amount for whatever you are refunding.
I don't know what issue you are refunding for and how much, however, I could also see you simply rescinding your offer completely for their inconsiderate behaviour.
And in their review please warn other hosts. Don't go into all the detail. Simply saying that guest had unbooked guest staying as well as other unannounced visitors. Also that due to other reasons guest was not well-suited for Airbnb hosting in a private accommodation.
Then also check the thumbs down in the review that you would not recommend her.
One word of caution - you can't make up fines on the spot for anti-social behaviour. AirBnB will find against you if you start to fine people because they were rude, etc... Be very clear in your house rules what will incur extra charges and how much usually.
