Special Offer Pricing for Long Term Stays.

Hello Community! 

 

We have been Airbnb Hosts for 3+ years now. We've sent Special Offers for short stays, but are negotiating a long-term (3 month stay) with a potential guest. We'd like to be able to tell him what his total price would be and would like to know what our payout will be. 

 

We would like to charge him $2,500 per month. $100 Cleaning Fee. $1,000 security deposit. A total of $7,600. 

 

Is it possible to calculate what his fees and price would be and what our payout would be before we unblock the dates and make the offer?

Take it off platform and make the guest sign a short-term rental lease agreement. Take a security deposit the equivalent of one month rent. Demand security deposit and first month payment up front and payable by a certain time. Penalties if default.

The security deposit can not be charged in the special offer, you must include it in your listing.

 

The only way to precalculate Host ans Guest totals is using the price-calculator (part of the calender)

But then the monthly price must already be set for the specific months (in the pricing section for specific months)

 

Otherwise you can estimate the Airbnb Guest Servicecosts by simulating a montly booking on your listing and check which percentage is used to calculate the Guest Service Fee and also check the amount of taxes (if any) applied.

In my country Airbn Guest Service fee for long term stays is 12,66% (includes 21% VAT) , but as you are in the US things can be totally different.
