TIPS for keeping your house safe and liability low

-Create a list of local emergency numbers. You can download an Emergency Safety card template from Airbnb!

 

-Invest in a safety box or a locked drawer to keep your valuables. Place documents with sensitive information (e.g. passports, bank statements) and valuable items (e.g. jewelry, art) in it.

 

-Have first-aid kit available for guests. Most hosts provide this amenity.

 

-Install and check batteries in smoke detector, carbon monoxide detector, and fire extinguisher. These will add to your list of amenities offered on Airbnb!

 

-Invest in energy efficient lighting, especially in guest rooms.

I just wondered do you convey this to your guest at all that you are prepared with this or is it more of a note for yourself? 🙂

Hi Lizze,

 

It is more of a checklist for myself and other hosts before a guest's arrival. I have another one that is more for advance/cautious hosts.

I would love your thoughts/suggestions on other tips I could add to these lists, and if the language resonates.

 

-Schedule an appointment with the safety inspector

-Inspect water-tank for sign of rust and leakage

-Install screens on all windows

-Invest in automatic mechanisms (motion sensors, smart thermostat) to control lighting and cooling inside the house

-Invest in black-out shades and curtains

-Place a protective encasement on the mattress and regularly check for holes on it

-Install door sweeps to the bottom of the doors

 

And another list for before guest arrival:

Kitchen:

-Counter surrounding the kitchen stove is clear of flammables.

-Easy-to-understand graphics and instructions next to appliance. Access to appliance manuals also provided.

-All sharp objects are removed and placed in a drawer.

-Electronics are distanced from water source.

Living room

-Thermostat is set to a comfortable, energy-efficient level.

-Electrical outlets in common spaces are covered.

-Anything combustible is moved away from baseboard heaters.

-All personal documents and valuables are put away in a locked box.

Bathroom

-The shower is slippage proof (e.g. shower mats).

-There is proper ventilation in the bathroom (e.g. window, fan, dehumidifier).
