Views are now back, but mine are so much lower than normal anyone else?

Well the views are back, but mine are so much lower than normal I guess that explains no bookings. Anyone else have their views do a major shink? I have gotten bookings on other sites, but nothing on AirBnB which is usually my main booking site for last minute bookings 65%-75%. AirBnB is the short booking last minute ones which work great for me. HA/VRBO is usually a long thought out process so bookings are further out, but I got two next day 2 day bookings from there this past two weeks, which is not normal. I am really confused as I have never done more than a few short same days on HA/VRBO before. Seems every thing is upside down at both places.

Letti mine are back as well and there does not appear to have been any fall off in views but, my booking rate has tumbled dramatically....I am now down to 1.7 which I have not seen for many months. I generally hover around 4 so it is possible that the view results we are seeing are something of a fabrication!

My listing placement may have been penalised in some way, I can't be sure! Over the past 10 days I have only had one booking and two pre-approval requests which did not proceed to a booking and that is highly unusual. I normally see three/four reservations per week, so my feeling is something has happened here that has had an effect on my visibility!

The stats are indeed back again.

And they are in line with my expectations.

No bookings for me, during the past 6 weeks.

But also that is pretty normal, during this time of the year and in our market (and our current occupancy).

Usually we do not have a vast number of bookings per year, as we tend to do longer stays (which we absolutely prefer: Less work and less costs).

At the moment, for us: potential guests are just orientating themselves for the next summer-season.

These typically concern organized families that would really like to have a lot of choice at the best rate. Typically these type of guests turn out to be real low maintenance. As they are fully aware of what to expect.

Would you say that it's a good strategic move to have dates open well into the future then?  I've read to only open up dates 3-months in advance, however seems like you are saying those who plan are well versed travelers and are easy to host. Thoughts? Thank you!

Some wait for you to forget to set higher prices for weekends / holidays and then book...

I have noticed some hosts (in ‘our’ town) to indeed block out dates over 3 months away.

As they propably hope to get the guests that really want to book something in the area (basically: no matter at what price).

Personally, I think that is pretty risky strategy.

Because when they end up booking with you at a relative high price, there is a pretty big chance, they may dinge you in the review. As they may consider the property to be overpriced.

Hi @Letti0 My listings seem to be back to normal, though my bookings may be slightly down.  It is not clear since I had previously blocked more days than normal.

Everything is back to normal for me.  I almost always get my bookings about a week out, and I have someone until the end of October, so I'm not going to see bookings right now.

November onward is slow season atleast here. Airdna used to provide some seasonal data for free somewhere which gave some idea of volume by month etc. Weekends still sell well, but other days require a discount to grab whatever demand is available..
