Waiver of liability

I've read much about a waiver of liability and am still confused.  My understanding is that your guest should be aware of form before they book.  So how do I show this form on my site without taking up so much under house rules.  Under house rules, is there a way to reference the waiver at another place.  We have a pool and a rooftop area, and some have made a statement in their messages that they waive all liaibility if there was an accident.  I'm feeling that simply is not enough.  On pool we have post, swin at your own risk, and have a life ring hung.  Any good suggestions.  I'm new to this, and I want to be thorough without scaring guests away.

No waiver of liability is going to protect you. You have to have a rider in your homeowner's insurance policy that covers renting your place on Airbnb. And yes it will jack up the cost of your insurance, but it's a necessary evil if you want to do this Airbnb thing.
