One of Airbnb's 'helpful' pricing tips, suggesting I set a weekly discount of 20%, popped up today and implied my listing would get more visibility as a result.
The confusing thing is, I already use the 'weekly pricing' option that offers guests a more competitive rate for 7 night stays. Although, I don't tend to get many weekly stays without making it a requirement i.e. during the summer holidays or festive period.
How do the two pricing tools work in conjunction with one another? UPDATE - the weekly pricing appears to override my set weekly pricing!
Whilst this isn't a huge issue, it does mean I need to turn SMART pricing off and set new nightly prices. If I don't, I'll earn much less than before. Why is Airbnb doing this?!
I am now so confused about how to set my pricing now because I need:
- Highly nightly prices for guests who will only ever stay the min. 2 nights (and take a LOT of work).
- Seasonal nightly prices that encourage bookings during the winter/quieter periods.
- Weekly discounts to encourage guests to stay longer.
Any thoughts, suggestions, ideas would be greatly appreciated!
