Today I celebrate 7 times in a row as a Superhost in Monterrey, Mexico. I love receiving visitors from around the world and making them feel home. My mom and I enjoy their stay and try to keep everything shining clean and avaliable for them.

Thanks AirBnB for the SuperHost status this past week! I was so excited to receive it!  It was a nice reward all the hard work to get our place up and running. We are in the heart of Amish Country in Holmes County, Ohio. We have been very fortunate in the type of guests that come to our place. People who want to come and experience and learn about the Amish way of life, tend to make very good guests! Feeling blessed! Thank you Airbnb and also this Community of hosts who post here! I’ve learned a lot!

Hi there, I have a couple of questions I'm hoping Airbnb or other Australian superhosts can help me answer.  Are the tax resources specific to the US or is there support for hosts of other countries?  Is it best to seek out an Airbnb tax specialist in our country or is using our existing tax agent fine?  I imagine it pays to be forward thinking with the tax planning?  Our property is proving to be very popular and has been booked solid.  While we started with lower pricing while we learned the ropes we have still earned about $20k AUD so far (this includes forward bookings not paid out yet) so I'm keen to ensure we do some clever tax planning!

I am just south of the Gold Coast, and my AirBNB is part of my home.  My accountant just keeps track of the number of days it is booked each year, and the percentage of the property that the guests access.  As long as you show your income, the main other thing to think of is that it could affect you when you sell the property.  It could mean there will be Capital Gains Tax to be paid, based on area used and days booked.  Your regular accountant should be able to advise you.

 

Would love to hear from other Aussie hosts as well, as we all need to know if there is more to it than I have stated above.

Thank you, Airbnb!  I have so enjoyed the hosting experience, and met some very cool people visiting our corner of the world in southwest Michigan.

 

I am wondering what to do about pricing.  My nightly price has been driven down significantly by more and more Airbnb hosts joining the ranks in our area.  It's nice that there are more options around here, but a couple of the places are as low as $22/night.  I used to get $50/night...and now I'm down to $35/night.  Is anyone else experiencing this?  Any ideas what to do?

Yes, we are experiencing that down here in Florida as well. It is catching on. I have just set my rates.  I work hard at what I do and don't feel I should compromise. Lowering my rate to low is just not woth it plus it's not cost effective. I hope it gets better for you. Our season is about to hit so there is usually no worries being empty. Winters are hard and slow here.
