What to do after I have a confirmed booking

Once I have a confirmed booking do I then send the guest details of the flat and where the key is etc.  I have already put this in my description, along with the keypad code.  Are they given this info by me or is it sent by Airbnb. If by Airbnb is this done on booking or nearer to their visit.

Please help someone, im new to all this.

working class neighborhood. Its a great base to get well rested
at night and to explore the city by using the (3) and (4) Subway.


BUT if your preferences are to be in center of everything and you
need walking distance to Brooklyn's nightlife this is
perhaps not the perfect spot for you and
we want to give you an opportunity to reconsider.

IMPORTANT INFO TO ALL OUR GUESTS
For YOUR and OUR safety (thanks for understanding):
- Be aware of all "House Rules" as part of the contract.
- We ONLY host guests with Airbnb verified ID, Email and Phone-Nr.
- Profile Picture has to be provided not later than 24H after booking.
- ID has to be verified on guest account min. 5 days before arrival.
- The booking guest needs to register EVERY person staying at our house with full name at day of booking but not later than 5 days upon arrival. Ignoring this rule will result in cancellation.
- ONLY with full name registered guests are allowed on the property.
- ALL guests have to TRAVEL (from outside NYC) or fly and check-in/arrive TOGETHER.
- NO LOCAL MEET-UP'S AND STAYING OVER with any persons not previously registered/booked and agreed by host.
- The guests, booking our space MUST BE ABLE to communicate in English, so they understand the house rules.
- NOTIFY the host (us) prior to arrival, about ALL FOOD ALLERGY's OF ANY GUESTS,
SOME PROVIDED SNACKS CAN CAUSE ALLERGIC REACTION.
- NOTIFY THE HOST (us) prior to arrival, IF ANY OF THE GUESTS IS UNDER 21.

Changes or adjustments of listed "House Rules" has to be agreed by host in writing via Airbnb App.
It is mutually agreed that any violation of house rules will terminate the rental contract.

To walk from subway (3) + (4) Utica Stop, you need around 10min (0.5mi). to get "home"....

 

TIP to make sure you walk Schenectady (SW Exit) into the right direction:

@Linda1274, I would message the guests with the access instructions along with keypad code a day or two before they are due to arrive. Airbnb will not do it and you should never actually expect guests to read the listing description.

@Linda1274 I agree with @Kath9.  We don't put the keypad code in the description and send it to them in a message 2 days before they arrive with all the check-in details (parking, wifi, etc.).  We've been using an automated tool to send the message automatically for us for the last year and haven't had any issues with people forgetting the code and check-in instructions.  There are other benefits to not sending the check-in details till 2 days before the check-in:

 

1. Guests that cancel don't get the check-in details (which is nice for security)

2. You can change the code easily and not message every future booking.

 

I highly recommend using an automated messaging tool for check-in messages as well as booking/inquiry responses, check-up messages, check-out messages and review reminders.  There are a few tools out there and they all do the same thing but I've been really happy with Superhost Tools.

 Thankyou for the info. I have taken the code off my description and will send it to guests. I will also do an automated reply. Just need to work out how to become a super Host now!!
