I have listed exactly what the problem is. Have a person requesting to stay in early May for 2 nights. the thursday I have listed as $200, the friday I have listed as $220. But everytime I pre-approve and he tries to book it keeps saying airbnb is going to charge him $538. A completely random number, while my end says they will only be charged $420 with a $13 service charge.
Suggestions? Help please.
Three comments:
First, you have two listings, so it would've been helpful if you'd mentioned which one was involved in the issue you're asking about.
Second, I notice that neither of your listings charges a cleaning fee. You should *really* consider adding one.
Third, and getting to your question, the $13 service fee that you see in the accounting of the payout from your end is *your* host service fee of 3%, not the guest's service fee. Their fee is likely to be 10-12%. That said, even if it was the full 12%, their charge would be around $470 USD, not the $538 that you mention. Might this be a currency-exchange issue? That is, is your guest booking from another country that uses the $ sign for their currency? (Australia, Canada, etc)
Oops! Ignore what I said about currency conversions in my previous reply. I just now attempted a booking at one of your listings, and here's the EXACT answer:
AirBnB, following your local laws, is collecting an occupancy tax of $68, and they're including that in the total. Have you never noticed this before with your guests?
Some cities/states require AirBnB to collect and submit the local taxes/fees, others (like our city of Austin and our state of Texas) make it the responsibility of the host.
