guest wants to leave a few days earlier than expected

Hi 

We just had a guests that utilised our basement flat for the last few weeks and have decided to check out a few days earlier than expected. I have received the full payment and they are not requesting a refund for the lost days, but would it be possible to anticipated the checkout of a few days, thus freeing the calendar, without giving a refund?

If the guest cancels the remaing days, yes.

It wont be possible to book those days unless the guest alters their reservation and by doing that your payout will be adjusted. The only other way to book those days is to create a duplicate listing. Be careful though because if the guest decides to stay you have the potential to be double booked.

it is depend on your cancelation policy. If your cancelation policy is strict then you or your guest can alter the reservation 

and you still will get paid the full payout. I think it apply to moderate reservation but chech this one out.

if there is a genuine reason for the esrly departure,just calculate the refund and give it to the guest. But if a frivolous reason, do not refund until you have another booking to fill the gap.

I booked an accommodation (in Egypt) for 47 nights (14 April - 30 Mai), to follow up on the COVID-19 development, as the Cairo airport is closed.

 

Yesterday,  3 Mai,  Lufthansa announced a special, one-way, flight from Cairo to Germany for next week, which we booked today.

 

I wanted to cancel the accommodation therefore for 15 May, since we have no more use for it. The new total is 1 Euro HIGHER than the initial total (additional service fee & taxes) while the rental is 15 days shorter, from 47 to 31 days. It's 11 days from today to the anticipated cancelation date. (4. Mai - 15 Mai).

How can that be? And how doe I get a reimbursement for the 15 days?

In summary: I booked an accommodation for 47 nights and need to leave after 31 nights, giving 11 days notice,  how can there be there is ZERO reimbursement.

If you have a long term booking ( that's over 27 days in length) then subsequently cut short the booking, the terms you agreed to at booking mean you require to give the host 30 days paid notice or pay to the end of the original trip if it is less than 30 days.

 

In summary - there is no reimbursement due to you for early departure.

Two potential reasons for this

1) there was a discount due to the original stay length that is no longer valid

2) Under the Ts and Cs you signed up for at the point of rental it was made clear that once you have checked in there is no refund due for any changes.

 

It could be something else as its a bit strange the price went up but that could be down to exchange rates.

@Alain104 ,the only way I know to unlock those dates is to get the guest that just left to cancel the rest of the days like  @Zacharias0 said or start a temp listing (which isnt really a great idea as Z also mentioned).  Ive had the same hosting situation many times and when I do, I just look at it as a paid vacation.
