guests not receiving email with directions... nor my texts?

guests not receiving email with directions... nor my texts?

There's a place in the listing that the host enters directions to be shared only with confirmed guests... except AirBnb does not seem to be sending anything to my guests. Anyone else having this issue?  I see that I will have to make sure to send out an email with rules and directions to all guests myself, but why is the box there if it isn't sent out?

 

Related--the phone number on file for a guest never seems to be the one I receive messages from, so I'm assuming there's some sort of airbnb central number. But when I text back, guests may or may not get my message. Common problem? Should I ask them to text me directly from the phone they're using? Weird.

The guests gets your address only after they are confirmed from Airbnb not you. You don't enter it for them.  Its from your original address on your profile. 

 

Phone * When you message your guest, the first initial contact, its a good idea to ask if the phone number provided, is the one that they will be using on their trip. If they say no, then ask them for a number that you can contact them. I have found the number IS in fact the guests phone, unlike the email that airbnb gives you. You should however do all of your comunicating through the Airbnb messaging board. That way you have a record of who said what should there ever be an issue. 

You can always send them your directions through the message board.  You can ask them if they got them before you send them, through the message board. The emails are probably going to their spam folder.
