i found the reference which says its by invitation only, but by whose invitation ? how can I qualify or be invited ? I am renting entire vacation house, and its a large one, so 1 week notice isn't sufficient... thanks for guidance...
Super Strict 60 Days: 50% refund up until 60 days prior to arrival, except fees
Hi All - I live in Vail, Colorado and have the same problem with a 7 day notice. I just lost a reservation on the 8th day before the 50% refund would go into effect. This was for Christmas week which is the most demanding week of the year and the reservation was made in November which tied up the my high end property for over a month. We are a destination resort and people like to plan ahead. This leaves me empty for the most important week I could rent for. I have been a member of Airbnb for a year now and no one can give me a straight answer to my question .... what does it take to get a 30 day cancelation policy invite ???? My firend's accross the street from me have it - they have been with airbnb for 2 years and got it after their first year of being with them because of the same thing happening to them as it did to me above. Please does anyone else have this problem or are having this unknow invitation to be invited....
Airbnb's cancellation policy forces me to take my rentals out of the Airbnb listing. I didn't manage to change the flexible cancellation policy and during the last month had three cancellations on the day before people were supposed to show up, after I had turned lots of people away who had wanted to rent the cabins. The no-shows were young surfers who - I suspect - are making parallel reservations and then wait to see in which location the waves are best during their vacation. That determines which one of their reservations they will honour. The rest gets cancelled last minute. Airbnb has to allow us hosts to protect ourselves from such abuse. Until that happens I'll take my cabins out unless I receive an invitation. How bizzarre is that?! You need an invitation for a reasonable cancellation policy???!!!

Many guests plan there vacation long before. so if some one books 5 month before with 4 persons for 14-3 days in vacation time. he will block the other possible guest who wants to came 14-3 days.
It is not only the reservation time, but reservation also bloks guest who need one day or more of this reservation.
What was the reason to aks payments in advance.
how to handle this? Every one wants a place in an airplane; just cancelation 10 days before checki-in is possible only for a special fee and 90% of their cancelation is not possible.
I've been on Airbnb since 2010 and I can't remember when the change to invitation-only super strict came into play but I did see that it's no longer an immediate option.
I would contact customer support and let them know your situation and tell them that you would like to implement the super-strict policy. You may have to call them more than once to get it going, but as far as I know it can only be set by airbnb. If they refuse to offer you this stricter policy, ask them for help in bumping up your property as you are not stuck dealing with this last minute cancelation. I think normally they give hosts of a cancelled booking a bit more exposure to try and get them rebooked.
