My listing doesn't show up as available even though it is. My calendar seems to reflect it as available, but when I do a search for my area and available dates, my listing is not showing. The listing was showing at the wrong rate because of the change from flat monthly amount to percentage, but I thought I had corrected that. I only do 30 day or longer stays, but do not find any longer where that can be set up. What is going on? Does AirBNB no longer want us "long term only" hosts?
Hi @Tish0,
I took a look at your calendar and for me it shows completely open past the 9th of December.
Also, to set you minimum, go to your listing calendar and click on the "gear" symbol which will allow you to set the minumum number of nights. I would then change the minimum to 30 days.
If you want to set your monthly rates to a specific amount, you can check out my "How To" guide here and scroll down to the bottom of the posting.
One thing I did notice though on your listing is that you have weekly and monthly rates set to 50% discount. Is that how you wanted it setup?
Hope this helps @Tish0.
Cheers

Thank you. I was able to find the minimum # of days set-up and verify it was still set to 30 days. I want the monthly amount to be set at $1,450, but since the only option is to go into every month and fill in that amount, I worked it out using percntages to come as close as possible to the amount. I do not see any value of the percentages versus the flat amounts that were previously available for set up for monthly and weekly. Who does this change benefit? Also, if my guests stay a few days over the 30 days, I do not want them charged any more then the $1,450 divided by 30. I have come to the conclusion that the only way to get the monthly amount I want is to always make a special offer to any reservation request which I guess is what I will do in the future.
