Thank you for your response. I wasn't clear in my message I am looking for contractors /short term guests. I googled up few companies  in charge of accommodating professionals and contractors Monday to Friday. I am looking for more links and info to advertise my property for  that market

I need shower valve adjusted - at the moment the water is either boiling hot or hold, change the back door and the lock, garden cleaning and a touch of decoration - wall painting - the tenants spilled the wine. few shelves need adjustment 

 

However , originally I was looking for a company that places contractor while they are working on site. Usually they stay in a house Monday to Friday

Is anyone else struggling to get cleaners and laundry in Liverpool? I have a new five bedroom townhouse ready to go but can't get any reliable cleaners.

yes! i have found a few people who know my setup who I trust now but its been a nightmare! The best thing to do is find some friends or people you trust to do a good job and train them up properly and pay them properly. I pay £16 ph but I expect things to be done properly. Also take the time to write out a step by step cleaning guide in case you need to get someone in who might not have done it before. 

 

If there are any other hosts out there that would possibly like to in together and hire a cleaner or 2 full time. I would be very interested in speaking to you!

Hello, I'm looking to buy an apartment in central liverpool to let on Airbnb.  Does anyone else own a property that they let on airbnb and if so, did you find it extremely hard to get a mortgage?  The lenders seem to be pretty spooked and the latest 2 lenders I've spoken to have told me that their surveyor has recommended against lending on a property for Airbnb let because the Liverpool market is becoming oversupplied with lots of commercial to residential property conversions.  This goes against any of the research that I've done.  Has anyone else noticed that the market is becoming over saturated with Airbnb?

Lenders don't tend to offer mortgages for STRs full stop regardless of whether a market is over-saturated or not.

 

What research sources did you use to find out that the STR market in Liverpool isn't over-saturated.


The STR market is over-saturated in many major cities and tourist resorts. This combined with the likely introduction of legislation to limit STRs in many of these areas means it is highly sensible for mortgage lenders not to grant mortgages which rely on STRs as a form of repayment.

 

Hi again Helen, in follow up to my previous response, I just wanted to check why you suggested that lenders don't tend to offer mortgages for STR's full stop?  Do you work for a lender?

We are mortgage brokers that have arranged mortgages for several clients that let their properties on airbnb (and other sites).  However, they are of course limited to certain criteria.  

I was just interested to learn a little more about the Liverpool market and whether existing hosts find that the market is over saturated?

Hi Helen, many thanks for the email.  The main highstreet mortgage lenders don't tend to lend on STR's but there are approx 10-15 that do.  They tend to be niche/specialist lenders which have products with slightly higher interest rates but they do lend on STR's.  

I travelled to Liverpool recently to view some properties and spoke with many letting agents and managing agents of short term lets.  The feedback was generally positive re airbnb lets, from agents that offer mgt of STR's (as you'd expect!) as well as from those that don't.  Also, there's a lot of online reports to suggest that Liverpool is a good destination for hosting airbnb properties due to high occupancy rates in city centre.  Of course, this may all be wrong and I'm keen to get the views of people from the area or who know the area well.  

It'd be interesting to know if Lpool is oversaturated and also if there's anywhere you can get intel re the new legislation to limit STR's and where it is likely to be brought in - are you referring to the 90 day limit being extended beyond London?

The proposal to restrict and regulate Airbnb activity in Liverpool was first mooted in 2017, but appeared to be put on the back-burner since then. However, due to the city experiencing a recent surge in all the usual issues (anti-social behaviour, neighbourhood disruption, depletion of long-term rental stock, increased pressure on emergency services etc), that inevitably arise as a direct result of Airbnb continuing to flood cities with way more listings than the local markets need (or can sustain), the motion to regulate is now firmly back on the table.

 

Coupled with the proliferation of professional and commercial "megahosts" operating out of Liverpool - GuestReady, Pass the Keys, Portico, Okeyo, Airsorted, Host So Simple etc - who are all greatly advantaged by the beneficial and preferential policies and practices that Airbnb favours them with - and the huge numbers of estate agents punting their wares on the platform (while hiding behind "regular" host profiles), it really doesn't bode well for the future of small, independent Liverpool hosts, even in the relatively short term. (90 day limit and mandatory registration are amongst the measures being discussed) Proceed with extreme caution,  and if you do still decide to go ahead, at least ensure you have a robust (and speedy) exit strategy.
