local law - long term stay extention

We have a guest who is requesting for a longer stay. Local law in NJ states that you can only host someone for 28 days - anything more than that 

and they become a tenant.

 

How can we extend the guest stay without compromising the local law?

@Deb3773Simpel answer is that you can't. You might be able to get them to move out for a weekend and then back in but you would have to read the law to see if this would work.

Why would you want to risk someone assuming tenancy rights @Deb3773 ?

@Deb3773   They have to have a proveable rental for a different property for 1-2 nights.  The AirBnB reservation with you has to be a NEW ONE, not an extended one, for the additional time that they choose to rent.  It would also be beneficial to have your property rented by another individual, not in the same group of current tenants, for the two nights that the wanting long term rental guest is away in another rental.

I’m frustrated with the fact that Airbnb preaches insurance and to always stay within the perimeters to be protected.  Then they started promoting to be a long term stay host but we are suddenly completely out on our own with what feels like no protection.
