I need to know how to set my pricing. I want to change 2995 per night and have set that as a base price. It is not reflecting on my calender? What have I done wrong?

I can't comment on the pricing thing but I'm looking at your listing and I'll offer you my viewpoint. When I first started offered the entire house each individual room. I had four listing like you do, charged xxx for whole joint, xxx for master w/en suite, xxx for other two bedrooms with shared bath. From personal experience I'd advise against it. If one person takes one room for one night it'll block off the listing for the entire house for any length of time. I tried that and lost a two week whole house booking because someone booked one night in one room. Stick to whole place listing.

Also your whole house listing is titled 'private room'

Hope this helps but clearly doesn't answer your original question:

Is the price on your calendar higher or lower? If the former then is this the smart pricing kicking in?

Check your minimum and maximum listing price settings.
