what if a guest hurts themselves in my house?

who's or what insurance will cover that?  Is this in writing?

I live in Ireland so I dont know if this will be relevant to your situation, but I queried this very point with my insurance company before I accepted any guests from Airbnb, and I was told that, if a guest falls and say breaks a leg, then they are covered no problem, but if their laptop is stolen from their room, they are not covered, so I suppose it is up to each insurance company.

Hello Bernaid, thank you for your reply. I so far can't even get a quote from an Insurence company, even my broker is having trouble? I live in Ireland and move out of my cottage when I put it on Airbnb.

Same in UK - you should ensure you have insurance to cover this type of liability - particulary where there might be negligence on your part (say for example someone was electrocuted due to bad wiring in your home).

thank you!  how about some answers from US hosts?

I just went through this and a google search will yield lots of great articles on this subject.   What I learned that in my case and I bleive its true for most if you rent more than few weeks a year, was that in the US your regular homeowners insurance likely will NOT cover injury or damage relating to operating short term vacation rental business. 

 

I was pleased to find that the coverage was not that much more expensive than tranditional "Condo/Renters" insurance but I would check with your insurace agent.  There seems to only be a few insurance companies covering this market. 

 

I am renting a condo that I rent time and dont' live anywhere near it.  Your situation might be different!

What about the Airbnb insurance? When we were first considering hosting, we felt comfortable b/c we thought the company would back us up if our insurance didn’t. Is that no longer true? Does it only apply to theft of property?

Airbnb insurance is useless if you read these blogs as often as I do.

 

Why do you think Host find it so difficult to insure their property when hosting on Airbnb et al, because the Actuaries have calculated the risk as being too high, and leave the underwriting to specialist insurers that come at a premium?

Wow... thank you both. We’ve been hosting for several years and have always thought that Airbnb’s insurance had our backs. I will notify my husband pronto so we can plan accordingly. If anyone has found a company that offers good coverage (at reasonable prices) please let me know. Thank you!!
