Cancellation upon arrival

Hi,

I am a new to airbnb. Our guest arrived and cancelled after she saw our room for rent. She misunderstood the describtion in the listing, assuming she was renting a separate space and not a room within a family home. I have said in the listing that we have a private room with its own entrance and posted photos of the room and rest of the house. She is asking for full refund, even though airbnb witheld the first 2 nights as pair my cancellation policy. Do I need to refund the whole amount?

No you don't need to refund her.

 

However to help make it as clear as possible label your photos and mention several times in your listing that you (and whoever else) shares the space. Show photos of all the shared spaces bathroom, kitchen , living space together and label as such.

 

Talk about your local area, whether you need a car, local attactions and public transport.

 

You need to add more photos and show the guest bedroom made up with the beds and nicely decorated.
