Advice - how to list my property?

I'm working on a new project to list and wanted to get some feedback on multi units on the same property.

I will have a 3/2 main house and in the rear of the property, we will have two 1/1 and another 2/2 in a large building that has been on the property for many years.

We will have a common patio in the middle of all these units and wanted your opinion about guest staying at places that have shared outdoor space.

Should I list as a 7 bedroom 6 bath or split it up and let the guest share the patio?

Thanks for any thoughts you might have or worked out a similar situation.

You need to do some market research and see what sort of rental property is most in demand in your area and run the budgets for both options to look at costs and average days to be let per year to give you an indication of profit levels. @Larry417
