New to hosting

Hello all, I’m brand new to hosting, I only just listed today and have 3 bookings already. I have a couple of questions;

1) what do you say to the customers in the first message? The welcome message? 
2) how to I change the price for a specific period of time? We have a big car race here in October and I want to make sure I get the appropriate amount for that time? I’m worried someone will book now while it’s cheap. 

That’s all I can think of right now but I’m sure there will be more later.

@Hollie49 go to your calendar, highlight the relevant dates and type a new price per night in on the right hand side THEN save the change.

@Hollie49 other things:

1) Airbnb price suggestions are typically very low - actually stupidly low

2) A strict or firm cancellation policy will help lock in bookings

3) not sure if you have a min stay but 3 days help avoid locals booking for a party

As to your first question, my message would depend on how the guest booked and if they have already provided me with any information or not, if they have answered the pre-booking questions or not, what information is on their profile etc. I tailor the messages.

 

Unless you are crazy busy with multiple listings, I don't think it's great to have a generic response, but you could have a pre-prepared response that you tweak for each guest.

 

Are you using instant book or can guests only request to book with you?
