@Lisabonjour, RI indispensable vu la clientele d'une certaine nationalité que j'ai et que je ne pourrais pas nommer 🤣(je me suis fait rappeler a l'ordre sur le CC en langue anglaise bref).
Je precise que pour me proteger d'Airbnb qui rembourse les voyageurs a tour de bras au moindre pet de travers, au fil des années mon RI devient de plus en plus long!.
Cette année apres avoir été escroqué de 300 euro par une demande de remboursement d'une voyageuse qui avait vu un insecte, j'ai rajoute une section indiquant que aucune reclamation et remboursement sera effectué pour les insectes.
Je precise bien dans ce post que le RI long comme un bras sert surtout a me proteger d'Airbnb et pas du client.
Vu ou il est placé le RI sur la page Airbnb le voyageur ne risque pas de le lire!
Sur les autres plateformes ou on a pas la peur de se voir spolier l'argent, mon RI est beaucoup plus court.
J'ai rajoute aussi dans l'annonce dans la section:"Autres choses a savoir", un texte sur la chaleur en été a Seville pour prevenir toute demande de remboursement injustifié d'un voyageur qui n'aimerait pas la chaleur exterieure.

Dear guests If you are coming to Sevilla, we want you to have an enjoyable time in the apartment, and to feel at home.
Please read and agree to our house guidelines prior to booking
►---- Maximum capacity of the apartment: 2 people.
No unapproved guests.
This means only the amount of persons on the reservation shall be in the apartment.
The apartment is not appropriate for babies and children.
► ---- After your reservation, we will agree on arrival time.
To ensure a smooth check-in, please provide your arrival time in Sevilla by plane, or train....at least 2 days before your check-in.
►---- The check-in time is between 3:00 PM and 11:00 PM.
if you arrive before 3:00 P.m., only on request and availability, it is possible to leave your baggage until the time of check-in.
As the owner, I will be present to welcome you and give you a tour of the apartment.
►---- The check-out is before 11:00 AM.
The day before your check-out, please write me a message to provide your preferred check-out time.
I will meet you at the time of check-out to take the keys back.
►---- Respect the basic norms of living:
No excessive noise from the apartment is allowed after 9 pm or any time during the day or evening in common areas of the building (porch, patio, and stairs).
Respect for other people living in the building is essential.
No loud music, loud television, or parties of any kind.
No heavy slamming of the apartment’s front door.
In the event of parties or loud events, the guests will be required to leave the apartment and will lose their reservation money.
In addition, any damage to the property will be promptly charged through Airbnb.
►---- ⚠️ NO SMOKING (including illegal drugs) in the apartment or anywhere on the property.
The apartment is equipped with a cigarette smoke detector.
Violations will result in the termination of the stay.
In addition, upholstery cleaning and ozone treatment will be charged to the guest at 500€.
►---- Turn off the bedroom air-conditioner (A/C) upon exiting the apartment. If the A/C is not turned off it will be automatically turned off (like in European hotel rooms) when the entrance door is open.
►---- I don’t charge a cleaning fee for your benefit, please take care and leave the apartment in good condition cleanliness: dishes, coffee mug, and glasses washed, wiped and tidied, garbage in the trash, clean the cooking plate/ appliances (coffee machine, microwave, toaster, induction hob......) as if it was your own home.
Any excessive dirtiness, neglect, or mess will be billed.
►---- Take out the trash when necessary.
Please do not let trash accumulate in the apartment during your stay.
► ---- Any incident, breakage, or damage affecting the apartment furniture or equipment, must be reported.
You agree to keep the property clean and orderly at all times, and that you are fully responsible and liable for any damages to the property.
► ---- Please do not use the white bath towels to remove makeup, self-tanning, dyeing hair, polish shoes, mop up spills...
Such products will leave permanent stains on white towels.
The host will charge 15€ per towel stained with such products if the towels are not recoverable after washing.
► ---- Do not place harmful items in the WC, including (but not limited to): plastic bags, wipes, sanitary napkins, etc. Please dispose of such items in the trash. If these instructions are not followed, the toilets can become clogged and the guest will be charged for plumbing repairs.
►---- In the event you lose the keys, the costs of replacement/ changing of locks will be charged to guests.
► ---- We would like to highlight the geographical location of Seville, situated in southern Spain, known for its semi-desert climate, is home to flies, mosquitoes, and other insects that are naturally found in our region.
We provide bug spray in the apartment to ensure our guests' comfort.
As we are unable to control Mother Nature we don’t give refunds related to these matters.
►---- This apartment meets the requirements of Decree 28/2016 of February 2nd, 2016, and other regulations applicable to the activity of tourist apartment rentals in terms of size, furniture, equipment and services.
►---- In accordance with the provisions of Royal Decree 28/2016 and 933/2021 of the Government of Spain, since May 2016, all the rented tourist apartments are ruled by the above-mentioned national law, which requires the hosts to ask all the guests (more than 14 years old) for their identity documents when they arrive (as hotels), and to copy the information (name, first name, date of birth, nationality, date of delivery, type of document...) to a form with your signature. This form is then transmitted by internet to the national police services within 24 hours.
We inform you that it is the obligation of all guests to provide the personal data required in current regulations.
In case where guests do not want to present their identity documents, under the right of admission, entry to the accommodation will be denied.
