AIRBNB removing the 8 & 12 week discount pricing feature! '-(

We received a message that AIRBNB is removing the longer stay discount pricing options effective August 28.  We heavily use these term length pricing features for hosting travel nurses.  This is mostly during low/ slower seasons. With these changes,  hosts are only able to provide guests with weekly and monthly discounts. This is NOT flexible.  Since travel nurses standard contracts are 13 weeks long having a discount pricing option makes the rates affordable enough for nurses but keeps rates higher for much shorter term guests.

Any changes that limit hosts flexibility with pricing, particularly for longer term stays, is counterproductive and negatively aggressive on Airbnb's part.  I am so frustrated with AIRBNB not asking for hosts consent.  What about asking hosts if they'd like to opt in or opt out of these changes? In our case, it's destructive. Chesky didn't mention anything about taking that option away.  My guess is that Airbnb no longer wants host to offer longer term discounts because it lowers the amount Airbnb makes on the bookings or conversely another theory I have is that Airbnb is trying to force hosts to keep rates lower all year long whereby they result in more bookings and AIRBNB makes more money cumulatively.  Honestly it may be none of these reasons but without an explanation hosts, such as myself, are left wondering.

The least the company could do is share their reasoning with hosts.  Again, I believe hosts having a choice is the best way that AIRBNB can sustain host relationships. There was a host exodus from AIRBNB when their company did not consult hosts and handled COVID poorly.  Is AIRBNB tone deaf or is it that their company just doesn't give a sh**t.

Do any of you rely a good bit or even somewhat on the 8 and 12 week pricing discount feature? I'd love to hear thoughts of you who do.

@Mandrake-And-Karen0 we can set 8 and 12 week discounts elsewhere. If you switch on pro tools in your account and then add a ruleset to your low season dates in the multi calendar you may be ok. Of course this might go away in August but I doubt. it.

@Mandrake-And-Karen0 where do you currently set this discount? I wonder if airbnb has just moved it into rulesets

Hi Mike the custom price setting was accessible under pricing tab.  They are removing, not moving the customized 8 and 12 week discount pricing features.  Do you use that feature?  This is the message that we were sent  by Airbnb.,

  • Custom length-of-stay discount: You can keep your custom length-of-stay discounts until August 28. After that, you won’t be able to set new custom length-of-stay discounts for 8- or 12- week stays. You can still set weekly and monthly discounts.

We have just one rental so I'm not sure if we'd be able to set this up without any issues.  I will try it and see.  Thanks!

@Mandrake-And-Karen0 just ignore the Airbnb help that says you need 6 listings. Its wrong!

That's good to know b/c we have one listing.  I will see if it makes any difference past Aug 28. Hopefully Airbnb will not cut off it's nose to spite it's face with hosts businesses.

Thanks for your help!

No-that's not true.

I just tried to set monthly discounts and the feature is gone!

I am SO frustrated by this, as I ONLY rent long term and for my other apartment, the nightly price shows up, along with what the monthly discounted price is when guests are searching.

I am incredibly upset by this!!

That's how I get bookings for my other apartment steadily!!

What a truly IDIOTIC update AirBnB!!!!

TRULY IDIOTIC!!!

I am also very disappointed about it. What was the reason to remove it  and and is it possible to have it back?
