I was wondering if there are people who are specialists with the Airbnb Platform and know how to utilize it well enough for great booking performance? Airbnb manager? I'd absolutely be interested in speaking with someone about our property and negotiate a management fee. Thanks!

@Tara875 There will be plenty of people who claim they are specialists and know how to optimise your listing in the search engine. There will be few, if any, who are actually able to do so!
You might be better off starting by optimising pricing using Wheelhouse or a similar product. They don't operate in our area but presumably they look at occupancy as well as price (because we all know that a very low price = high bookings but we don't know that sweet spot on price vs occupancy.

1) Never reply to private feedback in a review as your reply is pubic and exposes the issue. You can always message the guest if you want to respond.
2) Your house rule on parties breaks Airbnb rules and could get your listing suspended. Airbnb does not allow parties period. And in truth you probably don't want them either
