Dear fellow hosts,
I have been renting out my property for years, but recently started using Airbnb.
Our house rules state that we do not rent to guests under the age of 24.
I have now received a request from an 18-year-old and I would prefer not to accept it.
How can I decline this request without negatively affecting my listing?

Technically, per Airbnb's Non-Discrimination Policies, Hosts are not permitted to deny bookings based on age alone unless there are age restrictions imposed by an HOA for example, or by Building regulations etc.:

Unless you are in an HOA that has an age restriction of some sort, not sure you can restrict bookings based on age. Other Hosts do this, but technically it violates Airbnb policies unless you fit the exemption criteria (other platforms do allow an age limitation for bookings).
That said, you are permitted to decline any reservation as a Host, but not sure I would say anything about age. What kind of reviews did this person have? Did you ask any questions about why they were coming? Visit relatives? Vacation? Who will be in the group? You can also require that all guests create an Airbnb profile and then the booker needs to add their names to the reservation.
Declining a reservation won't affect the listing rank as long as you don't do it "alot" according to Airbnb. Who knows what "alot" means?

We do indeed have an HoA that prohibits renting to young people under the age of 24.
