Booking trends for South of Ireland June July , August 2025 .

As a Superhost in my 5th year trading can't work out the lack of bookings or booking trend for this summer. Based in south of Ireland.

It sounds frustrating not to see the bookings you expect, especially after five years as a Superhost - congratulations on that fantastic streak. Trends can be tough to pinpoint at times. Have you tried any new strategies this year to attract guests?

@Nash-Cottages-LLC0@Marie8425 and @Andrew-and-Jeremy0 - do you have any advice to share with @Jacqueline1480 that may help increase bookings? 

 

I recently came back from a break in Ireland, visiting Dublin, Sligo and Caherdaniel and County Kerry. The Emerald Isle is truly stunning - and the weather over the last few weeks has been fantastic! I truly hope things pick up for you.

Many thanks for youe reply @Rebecca, yes I relaxed my Cancelation policy to moderate ie cxl up to 5 days prior to arrival, tweaked photos added fresher text under photos etc. I am glad you got to see some of Ireland in good weather. Jacqueline.

@Jacqueline1480 Yeah, this past 8 months, especially this calendar year, has been a bit off for us as well. We're in Nashville, TN, USA. We're down in the number of stays overall, but especially the number of Saturday night stays. The steps you took are similar to the ones we took as well - fresher up text where there is text (including our description). We don't know if it has helped at all. We haven't taken a look at your listing, but one tactic we use is to make sure we respond to each review. Some of our guests have told us that they have read past reviews and our responses. 

 

Another action we've taken is to check the prices to make sure we are competitive with the other short term rentals in our area. So, you can try that as well.

An incredible property and exceptional reviews.

I did notice no open days in May but your most recent review 9/24.  Was the property not available recently on Airbnb?  The Airbnb Search Computer uses traffic for a listing in determining display ranking.  When you are not available for an extended period, in the world of rentals that is maybe weeks normally.  You have to make an effort to help rebuild your traffic baseline.

Update your listing regularly, the computer says Active Host.

Use Airbnb Custom Discounts, you discount a few days and Airbnb will market the days.

Your reviews rave about your location but peaceful.  I would look also are there possible Keywords and Key Phrases that a potential Guest might use searching other than Airbnb?  Search Engines read Airbnb because of it's traffic but a listing gets displayed because the computer reads Keywords.

Sprinkle your description photo captions and Guidebooks on your listing
