Hello team, I would like some insight in order to have more frequent bookings.

Congratulations!

It sounds like because location even with the 28 day minimum you could do very well.

I do mostly contract workers myself so my insights from them haha.

Though I rent sometimes up to 4 rooms in my shared home I barely even notice them. 

My main rooms are shared and some renters share a bathroom.  Basically my marketing goes to work, comes home and showers and then just relaxes in their space until the next day.  

A Door lock is a must especially when longer and they don't know you.

I have a confortable sitting chair that is also light so they can move around.

A folding tv tray for a table

nightstand and dresser 

mounted tv so doesn't take up space

a mirror

A mini fridge and mini pantry cabinet.

Room darkening curtains I found nice ones at Costco online

One of those bed pillows that is like a seat back with arms

A lamp
