Hi there,
I'm starting a new airbnb and there is a lot of security in my building.
Question - If my guests are rowdy I will hear about it from the neighbours and the board. I would like to clarify the airbnb rules - if people are breaking the house rules by causing noise etc. and I get a call from someone, do I have the right to evict them?
I would like to post something like "any non adherence to the rules will result in immediate eviction"
Too harsh? Or something like - "any complaints from tenants regarding noise or not abiding by rules of the condo (there is a pool) will result in immediate eviction"

Yes, you can ask people to leave for breaking the house rules. You need to contact Airbnb FIRST and make sure they are aware of what is about to transpire. Read lots of other hosts rules to see how they try and combat noise and loud behavior.

I just remove all their items when they leave the house and let them know where there stuff on the curb. Change the locks if you must.. imo they have no tenant rights.
Woow! That's terrible. I'm thinking about changing the locks and packing their stuff up and putting it out on the driveway. If course I'm not there I have to have a neighbor /friend help
@Star20 Be careful if you plan to do that. In a state like California, it favors tenants more in the rental business. There will be legal implications. At least, the police told me that don't do that when I asked police if I could change the door lock or door entry code.

Update. I actually got thru to Airbnb I told them allthelies and rules that were broken. They are giving them a few hrs to clear out or theythey will be charged more money for late checkout. Hopefully that will be motivating.

To tell you my experience, here is what Airbnb support did when I encountered the issue. Hopefully this will help you in your dealing with the issue.
(1) Airbnb will cancel the guests' stay. That is how much they could do.
(2) Airbnb asked me to refund the guest unused nights fees. In order for the guest to leave soon, I did agree to refund the fees for unused nights.
(3) The guest did not leave till two days later. During that time, I involved police with no vail.
(4) I submitted two nights overcharge to the guest after he left. Airbnb could only pay me a regular rate of two nights. Not as mentioned in Airbnb site. A late fee could be 1.5 to double the rate. I don't think that the guest paid those two extra days charge. Airbnb paid from its own pocket.
(5) Later I found that Airbnb deactivated the guest account.

They are telling me they are relocating them. Canceling the reservation "early" but I was told I would be paid the full amount. We're you reimbursed in a timely manner?
