Hi, If a long term BNB wants to extend his stay but I dont approve for that, and he still tries to stay there more days than his reservation. And he would not pay for that. What should I do? Would calling the police help? Or should I contact BNB first? Or I would treat them like long term tenant?
Another question, would the provincial long term tenant policy be applied to BNB long term guest? If they dont pay their reservation, can I terminate their stay and ask them to leave the property before their stay end?

There are many different "pitfalls" that Hosts need to be aware of before considering monthly stays. In some cases, a guest can alter their reservation for a long term stay and it could happen automatically. In some situations, the guest can request to extend their reservation, but you as Host can simply decline to accept the alteration. In other cases, the guest request to extend the stay can happen automatically without your approval. I would take a look at this Airbnb Help Article:

@Linh222 If a long term guest has created a tenancy then they can, depending on the jurisdiction, stay until you get a court order to remove them. The worst cases can take many months or years to resolve hence why we would never use Airbnb for long term tenants.

Yes call Airbnb's customer service to explain the situation. Why do you think the guest would not pay for extending their stay? What is the long term tenant policy for your area? 30 days?
You can set a maximum time for stays on your listing so that guests can book for a time that gives them long term residency rights. So change this now so that the guest won't be allowed automatically to prolong their stay
