Sorry I'm new to all this. Am I correct in understanding that these are the only possible cancellation policies for shorter stays : https://www.airbnb.com/help/article/475#section-heading-1
For example, is it not possible to have a personal policy that says no refunds if cancelling within 45 days of the booked date?

Hi, welcome to the CC! Yes what is listed there for the short term cancellation policies are what you can choose from when you set up your listing.
If you want to enforce something like what you’ve suggested above, you may want to do 28 day stays or longer and select the firm or strict as that is closest to what you desire. If you have a 7 day minimum and someone books for 28 days the firm policy is in effect for the longer term reservation.
Please make sure that you are allowed to do 28 day bookings as some cities don’t allow this. Also anything over 28 days will give a guest tenant rights so you may also want to have a signed lease with them to protect you as a landlord. Some people on the platform do a mix of short term, and switch to longer term during certain seasons, or do mid or longer term or some do all of them. It depends on your rules of your location and your preference.
