Decrease in rentals

Hi, I have a rental in pheonix, Arizona and my bookings have dramatically decreased. I'm wondering if it's just my listing or if anyone else is struggling with the same thing? 

 

Also, any tips would be helpful to get more bookings!

I cannot speak for Arizona in particular but I believe Airbnb overall has seen a dramatic decrease in the amount of guests booking on the platform as people just do not have the disposable income that they once had and people are traveling less.  

I did take a quick look at your listing and I would recommend hiring a professional photographer or see if there is an Airbnb photographer in your area.  I found many of your photos are dark which a photographer can certainly improve on and they have specialized camera equipment to make the most of your listing. 

 

I would also recommend responding to reviews and mentioning the quality aspects of your listing as the search algorithm picks up on stuff like this.   

Here is an example.

 

Guest review:

 

"We stayed almost 2 months and the home was large and elegant. We had from 4 to 10 people at various times during our stay and we had ample room and bathrooms to accomodate everyone. We will look for this property the next time we stay in the Phoenix area. The neighborhood is quiet and friendly and we did a lot of walking since there is a park and high school nearby. Easy access for all destinations on the west side of the Phoenix area. These are first class accomodations. Kent F."

 

I would respond with something like,

"Thank you, Kent for being an awesome guest and providing a great review.  We are glad that you enjoyed our large and elegant home.  We pride ourselves on having a listing that is located in a quiet and friendly location that is close to so many destinations in the Phoenix area.  We hope we can provide a magical stay for you on your next trip to Phoenix."
