GUEST WANTS TO HAVE A SMALL WEDDING CEREMONY

Hi there, I  am new to Air B n B and have just listed my farm  property only two days ago.  Within a minute, a local guest asked if she could have a small wedding ceremony at my farm as well as accommodation for her family. As  I have not yet set a price on my listing, ( air b and b provided an estimate based on surrounding properties)  as well as never being a host before, what is the best way to make sure i have all bases covered before I accept her  booking. She is coming to take a look on the weekend,  and I have just added extra photos on my listing  for her, of a friend's wedding  that we held at the same time last year , and with the same concept as her proposed wedding. Where is the best place to find answers to these queries?

Airbnb has modified its party policy: The strict cap of 16 guests has been removed, to enable the listing of larger homes, that, by definition, are capable of comfortably and safely housing more than 16 people.

But there is still a ban on disruptive parties.

However I guess, your home can't house larger groups, right?

What is the guest asking exactly from you? Does he want any service beyond hosting? Kind of a wedding planner?

Not planning,  she just asked if she can have a small ceremony with about 40 people as well as accommodation for her family who are arriving from New Zealand. I have just been notified by another host that that Air B n B does not allow parties.  I guess that's that then!

As you know you can't accept more than 16 people through Airbnb. If you want to accept wedding bookings you will need to do so directly , have liability insurance, a contract , identify if you need mobile toilets, check re catering arrangements etc @Narelle23

Thank you Helen. I must say,  that i did not know this at all. As i said in my post, i listed my farmhouse and within a minute, i had someone ask me the question of whether i would mind if she had a small ceremony. I also asked my local expert host who advised to get her to clarify exactly what type of ceremony was. He did not advise me of this. I only know now after posting the question this board. I do have insurance,  but i am not open to hosting without protection from Air B N B. I am still in the process of listing and learning. Thank you for replying .

I'm sorry you don't seem to have a terribly knowledgeable local ambassador

Do review the Airbnb Help website it has FAQs around all aspects of managing your STR business on Airbnb.

@Narelle23so much to unpack her

~ you are totally able to host a wedding

~your prices  are set. I have not heard of being able to list a property and not have set rates. You need to make sure they are to your liking asap

~this does not mean you can not upcharge for a wedding. You should

~I have a hard no on property visits. Those people are time waisters. You are not a wedding venue. Or they should pay you a non refundable walk through fee

~read through all the different threads here, set up your rules and stick to them

Good luck!

Thank you for you reply and,  yes thank you for reminding me that i am really putting myself at risk by agreeing to a walk thru.  Parties of over 16 are not allowed  on Air BnB, so i have cancelled any further dealings with the visitor, Thanks again!!!

@Narelle23 that restriction was lifted in 2022. There is no longer a 16 person limit.

@Narelle23  Although you've moved on, you might get this request again if you tick "events allowed" on your listing.

People who want to just pay the nightly rate for your Airbnb and have a wedding are trying to get a cheap deal.  So if you do decided to allow someone to host a small wedding, charge a per-wedding-guest fee, and require that the organizers take out event insurance (https://www.localcommunityinsurance.com.au/insurance/event/about.aspx?gclid=Cj0KCQjwuZGnBhD1ARIsACxb...)

But for now, keep things small.  You might even limit the number of guests to 5 or 6 until you are more comfortable with hosting.  Just because a place can accomodate 8 doesn't mean it has to.  Eight people using sheets and towels creates a lot of laundry and especially drying time, so make sure you have a 1-day buffer between guests.

Congratulations on listing your farm property on Airbnb! It's great that you're already receiving interest. Hosting events like weddings can be a wonderful opportunity, but it's important to make sure you have all the details covered. Here are some steps and suggestions:

  1. Set Clear Expectations:

    • Clearly communicate with the guest about what is included in the booking, what areas of your property they can use, any restrictions, and whether additional fees may apply for events.
  2. Determine Pricing:

    • Research prices of similar event spaces in your area to get an idea of what to charge for hosting a wedding. You can also factor in any additional services you may provide.
  3. Create House Rules:

    • Establish house rules that specifically address events, noise levels, and any other considerations related to hosting a wedding on your property.
  4. Insurance:

    • Check with your insurance provider to ensure you have adequate coverage for events. Hosting events may have different insurance requirements than regular accommodations.
  5. Local Regulations:

    • Familiarize yourself with local regulations and permits required for hosting events. Some areas may have specific rules regarding gatherings, noise, and parking.
  6. Discuss Details with the Guest:

    • Have a thorough conversation with the guest about the details of their wedding ceremony, the number of guests, any special requests, and their expectations.
  7. Visit Airbnb's Help Center:

    • Airbnb's Help Center is a valuable resource for hosts. It contains a wealth of information and answers to frequently asked questions. Look for sections related to hosting events and weddings.
  8. Contact Airbnb Support:

    • If you have specific questions or concerns, don't hesitate to contact Airbnb Support. They can provide guidance and assistance.
  9. Review Airbnb's Policies:

    • Familiarize yourself with Airbnb's policies, especially those related to events and gatherings. This will help you understand the platform's guidelines.
  10. Get Everything in Writing:

    • Once you've discussed all the details with the guest, make sure everything is documented in your communication on the Airbnb platform. This helps in case any issues arise later.

Remember to take your time, ask questions, and ensure you are comfortable with the arrangements before accepting the booking. Hosting events can be rewarding, but thorough preparation is key to a successful experience for both you and the guest.
