Hi! I’ve been a super host with 3 listings for over 10 years. My newest (not really, it’s already 4 years old) property has a front house and a 1bdrm separate guesthouse in a very suburban neighborhood. I got a same day request for a 2 night stay, asked to check in 5 hours early (which i obliged for free) and then before completing the booking, asked if I could give them a discount. To begin with, the pricing for the guesthouse (1bdrm, 2 beds, full bath and kitchen and with free laundry available) is one of the cheapest Airbnbs within a 10 miles area. Also for just a 2 night weekend stay, I wouldnt discount it any further, because I know they’ll be there partying (already saw them come home drunk and one of them fall into the side of my house).
this morning they messaged me that some neighbor was blasting music starting at 6am. Not calling them a liar, but almost NO ONE in that neighborhood wakes up before 9am on a weekend. It’s all families and working class. But I check all the outdoor live cameras and I don’t hear anything. I ask the guest if they know which house it’s coming from, because if they’ll give me a door number and street (not sure if the noisy house is on my street or the one behind us) and I will call the non-emergency police line to report the noise disturbance, because we do have a 60 decibels limit from 7am-11pm. The guest says “I can’t tell where the are coming from but it’s just loud”. I repeat that if they’ll give can let me know where it’s coming from, I can do my best to help them. No response.
I KNOW this is a lie and they are just trying to get a refund, while our neighborhood has been know for some to play music over the weekends, they almost always start after 10am and are never able to be heard through the walls/windows of the house or guesthouse. Also, my listing clearly states that the airbnb is in a suburban neighborhood with families and other businesses. I don’t advertise a quiet countryside at all.
what should I do to prepare for the inevitable “we demand a partial refund due to noise that we can’t document or clarify”?
This is the kind of guests you never should have accepted in the first place.: too many red flags.
Look forward to the moment they will leave (hopefully before latest check-out time) and provide no privileges or refunds anymore.
Well, the had a 4.8 review score from over 30 reviews, so I honestly thought they would be fine, that it was just a last minute same day reservation (which I’ve actually made myself when things didn’t line up exactly with my original plans)
and yes, they should be gone by 11am tomorrow. So just waiting for that (and the house keeper to let me know everything was in good order upon their checkout)

If they can’t even identify the source, there’s a good chance this is either temporary or being used as leverage for a discount. Stay helpful but don’t negotiate against yourself.
