Guest that booked for 52 nights Jan 8-Feb 29, 2024 (booked on Jan 2023) now wants to change to only Jan8-Feb8

I have a guest that wants to cancel February 2024 and wants a refund. This leaves the month of February 2024 wide open when I could've gotten another guest that would've reserved the place for a month. The issue is he's had this reservation since January 2023 and now would like to alter his reservation and a refund. I really don't know how to resolve this issue. Any suggestions would be great.

As you know Airbnb's long term cancellation policy which your guest booked under allows for 30 days notice. 

 

You could refuse to amend the booking. However if you do so the guest could still arrive on Jan 8 and cancel giving you a months notice.

 

Better he cancels now so you have a longer period to try and get replacement bookings.

 

Accepting longer term bookings on Airbnb is always a risk because of the cancellation policy.
