Guest with no review

I have a guest request that stayed in Harris County Texas and Houston Texas in January of this year.  The Hosts did not give a review.  Am trying to connect with those Hosts if possible.  I am not sure I should follow through with booking.

I have a quick reply ready for these cases. It says something like:

 

I see that you do not have previous trips on Airbnb with reviews. Please read the house listing, the check‑in and check‑out procedures, and the list of amenities to make sure the property fits your needs. Please confirm and I will gladly accept your request.

 

For me, the response says a lot. There are four possible outcomes:

 

  1. The guest sends a message and confirms. This gives you an idea of whether they are courteous and trustworthy. I accept.
  2. The guest responds by questioning why you are asking them to read the listing, or asks another question that shows they are not going to read it. In these cases, I do not accept them.
  3. The guest withdraws their request after realizing that an Airbnb property is not an affordable hotel. I am happy when this happens because it could have ended badly.
  4. The guest does not reply within the time window we have to confirm or decline. I decline. It is my property, and I do not take chances. Be ready for the backlash. Most guests will send you an angry message asking why you did not accept them. When you explain that they could not follow the simplest request to read a few lines, you cannot accept them. They may try to book again, but never accept a guest you have already declined once.

 

This is my suggestion, sharing what works for me.

I’ve hosted many guests who didn’t have any reviews even some who had past trips but were never reviewed. In most cases, it’s not the guest’s fault. Some hosts simply forget or choose not to leave a review.

 

Of course, every host has their own style and comfort level, so always trust your instincts. If you’re unsure, don’t hesitate to message the guest before accepting the booking. You can ask any questions that will help you feel confident, and it’s also a good opportunity to confirm they’ve read and understood your house rules.

That is great information, thanks so much!  My co host already responded to the booking and asked questions regarding ATV/Trailer parking.  Is it too late for me to ask about rules and mentioning no reviews?
