Hi All! I am having a blast hosting my own home through Airbnb, but I am about to start Co-Hosting a guest house that has a 30-day minimum rental per the HOA.
Looking for advice on promoting and managing this longer rental window.

More and more Hosts are dealing with STR regulations that require a min stay of 30days. There are alot of cautions and potential pitfalls with monthly stays and Airbnb treats them very differently than short term bookings. Below is a Guide that discusses many of the issues. I suggest reading through all the Airbnb help articles in order to understand all the issues. If you are listed on other platforms, they will also treat 30+ stays differently than short term, so be sure to check into their policies as well:
